Offer to purchase: Supporting docs & info

In order for us to fully support your bid to purchase, we require the following information from you:

 

IDENTIFICATION -

We are required to confirm your identification to satisfy the Money Laundering Regulations 2017. To do this we will conduct an online electronic check. Please complete the form (link at the bottom of the page) and you will receive an invitation to complete the checks online once we have requested it from our partner service provider 'Move Butler'👇 

 

SOLICITORS -

Please confirm your instructions to provide quotes/ to use one of our recommended solicitor firms     OR     provide details of your chosen firm; company name, individual solicitor name, direct telephone number, direct email and postal address.

 

PROOF OF FUNDING -

Please provide evidence of your full deposit, stamp duty and legal fees by way of a copy of a bank statement/savings account(s) showing the name of the person’s account the money is in. If all or part funding is coming from the sale of an existing property, please provide a copy of the Memorandum of Sale from your selling agent and a note of the outstanding mortgage amount (if applicable). If the deposit funds are coming from an estate/ probate sale, please ask the executor to confirm in writing that you are a beneficiary of the will, the amount (less any expenses) they expect you will be receiving and when.

 

MORTGAGE PURCHASE & DEPOSIT: (if applicable)

Please confirm your appointment with our Mortgage Advisor OR provide the name and full contact details of your chosen mortgage provider; brokers name, company name, direct telephone number and direct email, along with a copy of your agreement in principle.

CASH PURCHASE: (if applicable)

Please provide a copy of a bank statement(s)/savings account(s) showing the name of the person’s account the money is in, to show evidence of enough funds to cover the full purchase price plus any stamp duty and estimated legal fees payable.

 

TIMESCALES -

Please tell us if you have any holidays or work commitments over the next few months, or specific timescales that you are hoping to work towards for this purchase.

 

FIXTURES & FITTINGS -

Please note in writing to us any fixtures and fittings you would like the vendor to consider leaving in the property for you. Depending on the vendors view on this there may be further negotiation required.

 

IMPORTANT NOTE -

The property will remain ‘on the market’ until these details have been received. If you have been told that your offer has been accepted in principle, no further viewings will be arranged for a period of 72 hours allowing you time to submit your documents to us. If your offer is accepted, the property will be marked as ‘Sold STC/ Under Offer’ once we have completed our checks, have seen your Proof of Funding, you have instructed your solicitor and have confirmed your appointment for full mortgage application (if applicable).
